Mont Bleu by Newgen at Coquitlam
Located at the corner of Lougheed and Blue Mountain in the historical French Canadian neighbourhood of Maillardville, comes Mont Bleu. This will be Maillardville’s first high rise in the neighbourhood with easy access to Skytrain and a bundle of local amenities. Commercial units will be on the ground floor facing a public art piece as well as exposure from Lougheed. Mont Bleu will be featuring a 21-storey, 147 units with a mixture of studios, 1, 2 and 3 bedroom homes. The 19th floor of the tower will have a large, south-facing rooftop amenity space for residents. On the 3rd floor, a developer is planning on having a lounge, kitchen and fitness centre.

Flavelle Mill – Port Moody
Flavelle OceanFront Development
The city of Port Moody is planning a major upscaling of its livability with the creation of an oceanfront community that supports a mix of uses, including a range of housing options, along with commercial, light industrial and recreational uses for the benefit of local residents and visitors. As currently envisioned by city planners and developers, the 34-acre Flavelle Lumber Mill will be transformed into a modern urban village that supports a population of about 7,000 residents and adds a wealth of economic, recreational, social, natural and entertainment benefits to Port Moody.
A variety of housing options are being considered for the development, with condominium buildings, street-oriented townhouses, rental housing, and the potential for house boats estimated to lead to the creation of almost 3,400 residential units. The expansive waterfront area will be revitalized and enhanced by the building of about 1.3 kilometres of new recreational trails, a boardwalk along the water’s edge connecting to Rocky Point Park, and the development of four park areas totalling 4.9 acres, and a 1.9-acre public plaza.
The Flavelle Oceanfront Development could lead to the creation of more than 1,000 on-site jobs upon completion, which could generate up to $57 million in annual employment income. Plans call for 99,000 square-feet of office space; 72,000 square feet of retail space, including a grocery store, restaurants and cafes; 103,000 square feet of light-industrial space; a 106,000 square-foot campus of care facility; and 75,000 square feet of live/work space designed for artistry and other creative ventures.
Developers and planners plan to utilize a sustainable approach in the development to ensure energy efficiency and environmental health. By using LEED Principles of design and construction, planners aim to make the development a model for sustainable communities. The site’s location will help in this regard, as it is in walking distance of both the nearby Sky Train Evergreen Line and West Coast Express, which provide easy connections to the rest of Metro Vancouver.
Public consultation has been an integral part of the planning process thus far, and is expected to continue as the planning stage moves through the ongoing permitting process. I will be keeping a close watch on this project going forward, and will provide updates when appropriate. Plastic Take 2

Today, we’re going to readdress the article we did on plastic, given that all of the Facebook Warriors came to the defense of plastic balls.
Which is fine. Listen, we love discussion, we love the comments, we love all of the ideas. Truly! And if it weren’t for your dialogue, we wouldn’t have written this. So thank you!
But the problem is that the primary point of the article was missed, and perhaps that’s my fault, but in this article I’d like to address some of those misunderstandings.
First, I wasn’t referencing competitive play, I specifically said I understand why some of the two-handers (and by association, players with high revrates) use them on shorter patterns. Sometimes, there aren’t other options. And they have the rev rate to make it work. Also, the shorter patterns allow you to play angles that help plastic to be effective. I get it. Personally, I wouldn’t do it, as I haven’t personally bowled on any short pattern that I haven’t been able to use urethane or resin, but my revrate isn’t 600, so — again — I understand it.
Secondly, I wasn’t referencing wooden lanes or extreme conditions that haven’t been all that relevant in quite some time. For example, someone mentioned that he uses plastic when bowling on wooden lanes and patterns using 19mils or less. Obviously, in those situations, I understand where plastic CAN be used. But how often are you running into those situations? Listen, there are always specific scenarios where things that aren’t typically applicable are applicable; there are exceptions to all rules. But that article wasn’t referencing the “exceptions,” it was referring to the general “rule.”
Also, the article had nothing to do with ball sales or trying to help ball companies sell their high end bowling balls or to try to help our pro shops sell $220.00 balls. I can speak for all of our PSOs when I say that we are trying to put the RIGHT ball in all of our customers’ hands. If I feel that is a $140.00 entry level ball or a $220.00 ball I will make the sale. Same goes for a $90.00 plastic ball. If I truly felt it would help a customer strike, I’d sell it. I just don’t.
Lastly, plastic won’t only handicap your performance; it’ll also hinder your teammates. I touched on this in the last article, as well. If you’re throwing plastic and the rest of your team isn’t, you’re going to break the lanes down awkwardly for them. The reason I say awkwardly is simple: resin doesn’t carry oil down the lane (I’m sure people will disagree with this also); it absorbs oil. Polyester, however, moves oil down the lane. So the moves they’re accustomed to making will be different and a fair bit more challenging.
The article specifically referenced a typical Tuesday night Mixed League. Typical being the key word. So for your typical league bowler. Where, typically, you’re bowling on a house shot. Typically, they’re easy. Typically, they’re not on wood. Typically, they’re not using short oil patterns. Typically, they’re not using under 19mils. In these typical situations, bowlers will benefit far more from the technology that modern day reactive resin bowling balls offer than they will from yesteryears plastic — including the ones with asymmetrical weight blocks.
Moving left is an advantage in bowling. Don’t believe me, take a look at the PBA Tour. Being able to do it at a high level is a competitive advantage. Doing it in league, when they open up, will put you left of other bowlers, which makes your moves easier. You’ll have hold left, due to the oil, and you’ll have hook right, due to the other players burning up a spot for you. And you can’t take full advantage of this with plastic.
The point of the last article wasn’t to tell anyone how to bowl or how to play the game. The point was to educate and inform the bowlers that don’t know any better that there are options other than plastic when the lanes dry out.

US Open
As I’m sure you all know, over the last week, qualifying rounds and match play for the 2017 US Open have been under way. And as I’m sure most of you know, the tournament — and it’s conditions — have been met with a fair bit of criticism and scrutiny.
From fans, ex-tour champions, and current touring players — even those that have bowled the event.
Much of the criticism surrounding the event has to do with the “double burn” squads. Obviously, the double burn, is exactly as it sounds. It is the third squad of the day without re-oil. So, needless to say, the lanes hooked.
So much, in fact, that some players — such as Ryan Shafer — decided to WD and take to Facebook to defend his decision.
On Facebook he cited his inability to combat the conditions using ball speed or loft due to some pre-existing injuries his body has accumulated over the years.
Which is, no doubt, totally understandable. If he has concerns about his health, there’s no doubt he should have withdrawn. But after his post, Facebook went a tad bit crazy.
People started posting that the lanes were “unplayable” and that they clearly favored a specific type of bowler.
People were insinuating that the players had to loft the ball 15ft down the lane and throw it as hard as they could possibly throw it just to play. And that simply wasn’t the case. Not from my vantage point.
Now hear me out: there is no doubt that the lanes were hard. There’s no denying that the lanes were dry. But from my couch — watching Xtra Frame — I seen a number of players playing the lanes in a variety of ways; even on the double burn, some of the players that started way in moved to the extreme right part of the lane that hadn’t yet really been used once they ran out of room to the left.
In addition to watching, I talked to several bowlers that competed this week and many of them felt the same way: the lanes were absolutely hard. Incredibly so, even. But they never felt that the pattern or — as some have insinuated — the USBC forced players to loft the ball 15ft down the lane. There were alternatives. And, for the record, none of them looked very good on the double burn; they were just flat out hard.
And that’s exactly how the US Open is supposed to be. It’s how it’s always been: hard. It is a shot makers tournament. And it always will be. Regardless of whether you’re lofting it 15ft, laying it down early and backing your hand out of it like Duke did, or going right to left the way Tommy Jones did, you had to make shots.
And those are the ones that bowled the best. Not the ones who could loft it the farthest. Not the ones that could throw it the hardest.
After qualifying, Norm Duke, John Szczerbinski, Chris Loschetter, and Jason Sterner are at or near the top of the leaderboard, and none of them are known for their extreme lofting techniques or their ball speed. They’re known for being good. They’re known for being shot makers. And that’s exactly what they are, and that’s exactly what was rewarded.
Listen, if you’d like to get into whether or not the double burn should be removed in future years, that’s a different story. Maybe it should be. That isn’t for me to decide. That is another argument for another article, perhaps. But I can assure you that if this tournament “required” that the players loft it 1/4 of the way down the lane at 20mph, the leaderboard would look quite a bit differently than it did after the qualifying rounds.
